Think You Need a Big Down Payment? Think Again.
If you’ve been dreaming about buying a home but aren’t sure how much you need to save, you’re not alone.
A common misconception is that you need 20% down to buy a home… but that’s not always the case!
Here’s a quick snapshot of what most buyers actually use today:
- Conventional loans: as little as 3% down
- FHA loans: 3.5% down
- VA loans: 0% down for qualified buyers
There are also down payment and closing cost assistance programs that may be available depending on your income, credit, and location.
And with homes sitting on the market a bit longer these days, buyers often have more negotiating power, including the chance to ask for seller concessions to help cover closing costs.
If you’d like to see what your real-life options might look like, I’d be happy to walk you through it. We can:
- Talk through your buying timeline
- Run sample payment scenarios at different price points
- Map out a plan to get you from “curious” to “ready,” whether that’s in a few months or a few years from now
